
I'm Paul Bensley. I've spent my career making sure large, complex things get built properly — and I bring exactly that to property.
For over 20 years I worked as a civil engineer and project manager on major infrastructure — in Australia and overseas in Dubai — where a missed detail or a slipped programme has real consequences.
That work teaches you a particular kind of discipline: you model everything before you start, you respect the numbers, and you understand that your reputation is only ever as good as the last thing you delivered. Doing what you say — on time and on budget — isn't a slogan on those projects. It's the job.
Along the way I kept coming back to property. I'd buy, renovate and develop on the side, and I found the same principles that ran a good infrastructure project ran a good development: get the feasibility right, control the build, and hold your nerve when it matters. Eventually it stopped being the side project. Today I develop co-living homes full-time.
I chose co-living deliberately. Australia needs more good homes, and this is an asset class where doing the right thing by tenants and doing the right thing commercially point in the same direction — nine well-run rooms where one house stood.
I run every project myself. I find the site, model the feasibility line by line, arrange the finance, manage the build and take it through to a tenanted, income-producing home. My own capital goes in alongside every project. Nothing is delegated to someone who wasn't in the room when the numbers were set.
On time and on budget, or an honest early conversation about why not. It's the whole reputation, and I treat it that way.
Every project is costed and independently valued before it proceeds. If it doesn't stack up, it doesn't happen — full stop.
I'd rather do the right thing and work with good people again than win once. Open communication, every step.
